Driveway Installation & Replacement in South Florida
Two jobs at once: the heaviest-loaded surface on your property, and the largest single element of your frontage. Most driveways that disappoint were designed for one and not the other.
A driveway is a structure that happens to be visible
It is the only surface on a residential property routinely asked to carry a vehicle, and it is simultaneously the biggest single thing anyone sees when they pull up outside. Those two demands pull in different directions, and a driveway usually fails at whichever one it was not designed for.
Built as pure engineering, you get something that will last and looks like a service yard. Built as pure appearance, you get something that photographs well for two seasons and then develops ruts where the tyres track and a dip where the car turns.
What follows is both halves. The structure first, because it is the half you cannot revisit later, then the design decisions that determine how it reads from the street — and, since most driveway work is replacement rather than new build, what taking out an existing surface actually involves.
Surface options
Pavers and concrete, compared honestly
Worth being direct about scope first: Arco installs paver driveways. Concrete is here because it is what most existing driveways are made of, and because the replacement decision usually turns on comparing the two.

The structural half
Base preparation for vehicle loads
This is where a driveway differs most from every other paved surface on the property, and where corners get cut invisibly.
Deeper, because of what crosses it
A patio carries people and furniture. A driveway carries a vehicle whose entire weight arrives through four contact patches roughly the size of a hand — and which then twists as it turns. That load has to be spread through a deeper compacted base before it reaches the ground below.
Building a driveway to patio depth is one of the most common ways a paver driveway develops ruts along the tyre tracks and a dip where the car turns in. From the surface it looks like a paver problem. It never is.
Compacted in layers, not in one pass
Aggregate is laid and compacted in lifts. Filling to full depth and rolling once leaves the lower material loose, and it consolidates later under exactly the loads the driveway exists to carry. The settlement shows up months after the crew has gone.
Edge restraint carries more weight here
Every paved surface needs its perimeter held, but a driveway punishes a weak edge fastest. A car turning near the boundary pushes the outer courses outward; once they move, joints open, sand escapes, and the failure works inward from the edge. A driveway that looks fine down the middle and ragged at the sides is telling you exactly what happened.
Herringbone, for a reason
Herringbone is the pattern conventionally specified for vehicle areas because its interlocking geometry transfers a turning load across neighbouring units instead of leaving each one to resist alone. Running bond and stack patterns are widely used on patios and walkways where loads are lighter — on a driveway they give up the mechanism that makes the field behave as one surface.
Water
Grading and drainage
A driveway is a large impermeable-ish surface sloping toward a building. There are only a few places for the water to go, and one of them is your garage.
Away from the garage threshold
The fall runs away from the building, and the detail at the garage door gets the most attention on the whole job. Water standing at a threshold is the failure people notice first and mind most, because it arrives indoors.
The street interface
Where the driveway meets the road it has to marry into an existing level that was set by someone else. Getting this junction to work — without a lip, a scrape point, or a channel that collects water — is often the fiddliest part of the project.
Cross-fall as well as run
A driveway that only falls lengthways moves water down its centre. A slight cross-fall as well moves it off the surface, which matters when our rain arrives in volume rather than drizzle.
Where it ends up
Water leaving a driveway has to arrive somewhere that can take it. Sending it onto a lawn that already sits wet moves the puddle rather than removing it. Where there is nowhere obvious, a drainage run or a permeable build-up is worth discussing before excavation rather than after the first storm.
In service
Vehicle use worth mentioning before we quote
Not everything that will use the driveway is the car currently parked on it. These change the specification, and they are cheap to allow for at the start.
- Where the vehicle turns. Turning applies twisting force rather than straight rolling load, and it is concentrated wherever the manoeuvre happens every day. If the car swings round to reverse into a garage, that spot is working harder than the rest of the driveway.
- Anything heavier than a car. A truck, a work van, an RV or a boat trailer parked on the driveway is a different load case. So is a delivery vehicle that regularly reverses onto it.
- Point loads. Trailer tongue jacks, jack stands and motorcycle stands concentrate weight through a very small area. Knowing where they land lets that area be built for it.
- Oil and fluids. A vehicle that drips is a maintenance consideration and, on some materials, a staining one. Worth raising, not worth worrying about.
- Where people actually walk. The route from the car door to the front door is a pedestrian path that happens to be part of the driveway. It usually deserves a border or a change of material rather than being ignored.
The visible half
Borders, banding and how it reads from the street
A border does structural and visual work at once
A soldier course — a perimeter run laid perpendicular to the field — frames the driveway, tidies the edge condition, and gives the cuts somewhere sensible to land. It is the single detail that most reliably separates a driveway that looks designed from one that looks laid.
Scale against the house
A driveway is usually the largest uninterrupted plane on the frontage. Unit size, colour and any banding are judged against the elevation behind it, not on a sample board in isolation. A busy blend that looks lively in the hand can read as noise across forty feet of frontage; a single flat tone can read as a slab.
Banding earns its keep on long approaches
A contrasting band or two across a long driveway breaks the length and gives the eye somewhere to stop. On a short approach the same device just looks fussy. Length decides.
The apron and the walkway
Where the driveway meets the street, and where it hands off to the path to the front door, are the two transitions that get noticed. Treating them deliberately — rather than running the field surface to a straight saw-cut — is most of what makes a frontage feel resolved.
On property value
A tired driveway is the first thing a visitor or a buyer sees, and replacing it visibly changes how the whole frontage reads. We are not going to attach a percentage to that. Any contractor quoting you a specific return figure is quoting a number they cannot support — and it is worth treating the rest of their claims with the same caution.

Replacing an existing driveway
Most driveway work is replacement, and replacement has a stage that new build does not: finding out what is actually under there.

Assess what is there
What the existing surface is, how it is failing, where water currently goes, and how the levels work at the garage and the street. This is also where an overlay is ruled in or out.

Design and proposal
Material, pattern, borders and any banding, set against the elevation. The proposal names the surface and the sequence, and sets out what happens if the base turns out worse than expected.

Break out and remove
The old surface comes up and the spoil goes off site. Access, machinery routes and protection of planting and the frontage are agreed before this starts, because this is the disruptive day.

Inspect the sub-grade
With the surface gone, the ground beneath is visible for the first time. Sometimes the existing base is sound and can be worked with; sometimes it is the reason the old driveway failed. This is the honest moment on a replacement job.

Rebuild the base
Excavation to the depth vehicle loads require, then aggregate compacted in layers with the falls formed into the base. Any drainage runs go in here.

Lay, restrain, joint
Bedding screeded, units laid to the set-out pattern, borders run, edge restraint fixed, cuts made at the perimeter, then joint sand swept in and vibrated home and the site washed down and cleared.

Keeping a paver driveway
Joint sand
Topped up as rain and washing carry it away. On a driveway this matters more than elsewhere, because full joints are what keep the field interlocked under turning loads.
Oil and fluids
Prompt attention beats patience. A fresh drip lifts far more readily than one that has had a month of sun on it.
Pressure washing
Effective, but strips joint sand faster than anything else if used aggressively or close in. Sensible distance, then re-sand.
Swapping a damaged unit
Individual pavers can generally be lifted and replaced without disturbing the field — a real advantage over a slab. Keeping a few spares from the original batch is worth doing on the day.
Efflorescence on new work
A whitish haze can appear on new concrete pavers as natural salts migrate to the surface. It is a characteristic of cement-based products rather than a fault, and it typically fades with weathering.
Watch the edges
The perimeter is where a driveway starts to go. Joints opening or units creeping outward at the edge is the early sign worth acting on rather than watching.

Do you install concrete driveways as well as pavers?

Can pavers be laid over my existing concrete driveway?
Occasionally, using an overlay method, but the slab decides. It has to be sound, stable and showing no significant movement or cracking, because overlaying a slab that is already moving simply passes that movement up into the new surface. The added height also has to work at the garage threshold and where the driveway meets the street. Whether it is viable on your property is assessed on site before it is proposed.
Will a new driveway increase my property value?

How long is the driveway unusable during the work?
It depends on the size of the driveway, whether an existing surface has to come out, and what condition the base underneath turns out to be in once it is exposed. Because those answers only become clear on site, you get a realistic sequence with your proposal rather than an optimistic number over the phone. Parking arrangements during the work are worth raising at the consultation.
What maintenance does a paver driveway need?
Sweeping and occasional washing, and topping up joint sand as it is gradually lost to rain and cleaning. Oil drips respond far better to prompt attention than to patience. Pressure washing works but should be used at sensible distance, since an aggressive pass strips joint sand quickly. If a unit is damaged or badly stained, individual pavers can generally be lifted and replaced, which is a practical advantage over a poured slab.
